IT’S probably no great surprise that the Land Registry house price figures show the very bottom end of the market as faring slightly better than the mid-range. This is a time when those keen to get on the house market are making do with the smallest and cheapest property as a first step.

Anything under £100,000 is going to be tempting to those struggling to raise enough for a deposit or find a mortgage they can afford.

So here’s a quick glance at some of the properties at the lower end of the scale on the Independent property search. Remember, you can filter your search by price or by number of rooms.

Lymington in Hampshire was once voted the most desirable coastal town in the UK and there are a number of park homes and retirement flats in the vicinity that come under £100,000 and which are particularly suitable for older people. Ideal if you are looking to downsize and release some funds for your later years. But at nearby New Milton is a studio flat for sale for £95,000.

Cheltenham is another town to have won ‘best town‘ accolades in the countless housing surveys published each year. The Georgian town has plenty of historic appeal and is close to the picturesque Cotswolds while also having good commuter links. And perhaps surprisingly even here you can find a one-bedroom flat for sale for just £50 short of £100,000.

Head north if you’re looking for more value for your money. Middlesbrough has received some knocks in the past from ‘worst of’ surveys but while you might want to avoid the town centre with its talking CCTV cameras you’ll find plenty of culture in the galleries and museums, plus the North Yorkshire moors close by. And here you will find more than one two-bedroom or even three-bedroom house for sale for under £100,000.

London offers plenty of choice. Your decision on where to live is likely to be based on your commute to work, the best schools or the proximity of family and friends. South-east London is enjoying a renaissance at the moment and here you’ll find a range of flats going for sale for £100,000 or less including this high-rise apartment on the Old Kent Road in SE15.
