How much does a nearby park add to the rent of a London property?
A survey by the always interesting rentonomy blog looks at the effect of proximity to a park in London on local rental prices, such as Regent’s Park and Hampstead Heath. They looked at the relationship between the nearest park and levels of rent for two-bedroom properties in tube zones 1, 2 and 3. The results were that properties less than half a kilometre from a park averaged £400 while properties in the next band, 0.5km to 1km have rents 25 per cent lower.
They also examined which parks were most costly to rent near, as the graphic below shows, with SW1 swamping the top of the list and W1 and SW7 also high up.
